Make Money by Investing in Foreclosure Listings

Now is the time to invest in real estate. The recent economic climate has made some of the best opportunities for potential profits by investing in foreclosure listings than many of us have ever seen in our lifetime. There is currently an over supply of under-priced, empty and foreclosure listings in every city in the United States and they come in every price level and every condition.

Recent real estate markets throughout the country tend to be going in a downward trend. This is not completely negative news. The savvy investor who takes the opportunity of the depreciating market and invests in foreclosure listings will be the one who will also be taking advantage of the profits when things shift. Real estate cycles bounce back and home prices will not stay down forever. Now is the time to invest in foreclosure listings.

There are many ways to purchase these under-priced properties and foreclosure listings. Right now there are homeowners who are basically “upside-down” on their mortgage. In a pre-foreclosure sale a lender will allow a homeowner who is delinquent on their payments to sell the home and pay the proceeds back to the lender. If the home will only sell at a price that is less than what the homeowner owes on the note the case is called a “short sale”. There are many short sale opportunities available right now. Look at your local MLS or contact a realtor.

If you are not able to take advantage of a short sale the next step in finding the best foreclosure listings would be to check out a foreclosure auction. The foreclosure auction is most often held at the local courthouse of the county where the property is located. The property is then sold to the highest bidder and the selling prices are often very acceptable. As an investor you may be able to make a good profit margin when you use this manner of purchase. The only caution to be aware of is that these homes are sold “as is” without the benefit of any inspections, any and all repairs will be the liability of the investor.

If there are no takers besides the bank at the foreclosure auction the bank will have to sell the property themselves. Most of them will use a realtor but as highly motivated sellers they will lower the price as necessary until the property sells. Some of these properties have had repairs done but some will need repairs. Make sure and complete the appropriate inspections on any foreclosure listing that you purchase.

When someone invests in the stock market and the stock crashes it is conceivable that they will lose every single dime that they invested. That is a definite advantage to investing in real estate and foreclosure listings. While we may not be able to know exactly when or how much the price will increase you always know that the home has some value and you can sell it or rent it. In dire economic times this makes investing in real estate and real estate foreclosures a great opportunity as opposed to many other investments.

Whenever you invest in real estate and no matter how or whom you buy it from you should always make sure and do your own due diligence. You need to make sure that applicable inspections are completed and that your funds are in order whether you use bank financing or cash.

Foreclosure listings are now an awesome opportunity for the smart investor right now in almost every major city in the United States. Potential profits are high when the prices on foreclosure listings are so low. Real estate is now “on sale”.
